Wertek for buildings: visibility over your BMS

Summary

Wertek for buildings is an independent visibility layer on top of the building management system (BMS) already installed in commercial complexes, offices, hotels and hospitals. It doesn't replace the BMS: it audits and observes it from the outside, to reveal what the legacy system's screens don't let you see — equipment degrading silently, network blind spots and operational drift. The entry-level product is an audit with an executive findings report; continuous subscription visibility is in development ROADMAP.

The problem it solves

Most buildings run a BMS installed years ago (Metasys, Niagara, Desigo, Tracer and the like) that behaves like a black box: the original integrator is long gone, the screens show doubtful values or question marks, and no one can say with certainty which equipment is actually healthy. The operator only learns about a problem when the tenant complains or the chiller fails — and an undetected HVAC failure costs emergency service, downtime and tenant impact. On top of that, the building owner has no independent opinion from the vendor that sold them the system. More context in market pain points.

What it does

  • BACnet network audit: discovery of the existing BMS's devices and objects, inspection of their values and subscription to changes, without interfering with operation. Wertek's gateway includes BACnet/IP connectivity, used in on-site audits.
  • Executive findings report: the audit's central deliverable — an independent report, with a methodology grounded in industry standards, that lists actionable findings (equipment with drift, unmonitored points, risky configurations) in business language, not network language. Conceived as building due diligence: the same kind of document as an appraisal or a structural inspection. Validated at a first real pilot site.
  • HVAC equipment classification: what's discovered is classified using standard equipment profiles (air handlers, VAV boxes, chillers, rooftop units, fan coils), compatible with open industry taxonomies.
  • Chiller and HVAC monitoring per project: integration of chillers, air handlers and pumps via industrial protocols, combinable with the Energy module for the building's consumption and power quality. Defined per project according to the site's infrastructure.
  • HVAC control retrofit ROADMAP: a line of solutions to modernize or complement existing HVAC control (from visibility-only to a smart panel and a full plant). In design, with a first reference project in quotation.
  • Continuous subscription visibility ROADMAP: permanent monitoring of the BMS with recurring reports and drift alerts, as the next step after the audit.

Benefits

  • See what your BMS won't let you see: an independent second opinion on the real state of your systems, without depending on the vendor that installed them.
  • Prioritized, actionable findings — not a technical data dump: what to fix, why it matters and what risk it avoids.
  • No construction or replacement: the audit is performed on what's installed; the BMS keeps operating as-is.
  • A single language for the whole portfolio: the building's systems enter the same platform the industry uses — assets, alerts, energy and maintenance together.
  • Useful evidence for real-estate transactions, insurers and sustainability reporting.

Experience on the web platform

Today the heart of the offering is the audit and its executive report, delivered as a document. Building equipment that connects to the platform (energy meters, chillers integrated per project) appears like any Wertek asset: on the Dashboard, in Alerts, under Equipment → Energy and in the Intelligence group. A dedicated per-building dashboard is in development ROADMAP.

Experience on the mobile app

The mobile app applies to a building just as it does to a plant: registering and identifying equipment with QR/NFC, field observations with photo and severity, work orders for the building's maintenance team, and energy-meter lookups. There is no BACnet-audit-specific mobile experience; the audit is performed by Wertek or an integration partner.

Availability by plan

The building audit is quoted per site (it depends on the size and number of systems) and is contracted as a project, directly or through integration partners. Equipment that stays connected to the platform is covered by the standard cloud plans and the per-meter/per-equipment modules that apply. Detail in Plans and pricing.
