Success stories and application examples

This page brings together one published case with verified results and two application examples — solutions designed for real customers, presented anonymized and as solution design, not as results already achieved. Wertek only publishes figures its sources support; the pains behind each case are in market pains.

BMS visibility audit in 29 seconds — Class A corporate tower, Monterrey

Customer: premium Class A corporate/residential tower in Monterrey, Mexico (case published under a generic name with authorization from the end customer and their HVAC integrator). Date: May 2026.

Challenge: the building operator reported that their automation system (a Johnson Controls Metasys BMS, over BACnet/IP) showed signals with ??? and that "a lot of equipment was missing" in the supervisor. The HVAC integrator needed an independent diagnosis before quoting the remediation: how much equipment is actually instrumented? which points deliver reliable data? what requires immediate attention?

Solution: an on-site visit with Wertek's building visibility audit — a 29-second passive capture over the building's BACnet network, in read-only mode, without installing software on the corporate network or writing to the BMS.

Results (verified in the published case):

  • 57 physical controllers and 1,161 points discovered behind a single Metasys network supervisor — the customer believed they had a "blind" building; in reality it was already instrumented with 729 analog points available that nobody was reading.
  • Quantified data quality: only 35% of the analog points evaluated were viable for continuous monitoring that day; 198 points delivered broken or physically out-of-range values, including the 3 variable frequency drives with all their analog variables at zero.
  • Live operational findings: two zones in severe overcooling (up to 10.4 °C below their setpoint, with the associated energy waste) and broken outdoor sensors feeding the building's automatic decisions with impossible data (temperature of 273,708 °C and negative humidity).
  • Building Reliability Index of 85/100 ("Operable"), with a complete inventory, a list of 36 assets with suspicious signals documented, and a 30/60/90-day action plan.

Application example — Dairy plant in northern Mexico

This is an application example: the solution design proposed to a real plant, presented anonymized. No achieved results are presented.

Customer: dairy plant in northern Mexico, with an HTST pasteurization line, regulatory compliance already handled by its internal team, and a control system (PLC) in operation.

Challenge: fragmented visibility — process data lives in the local PLC, with no consolidated observability for maintenance or executive reporting. The critical pasteurization pumps operated with reactive maintenance (mechanical seal failures, cavitation, and bearings caught only at breakdown), the CIP cleaning cycles ran on a fixed calendar instead of by heat-exchanger condition, and troubleshooting deviations depended on manuals and tribal knowledge.

Proposed solution: Wertek as an intelligence layer on top of the existing control — read-only reading of the PLC (without touching control or regulatory compliance, which remain the customer's), leveraging the vibration sensors the plant already had installed on its pumps instead of forcing the purchase of new proprietary hardware. Includes: digital registration of the line's asset hierarchy, condition monitoring of the pumps with a health index, heat-exchanger fouling trend to move CIP to condition-based cleaning, AI Copilot for multi-language contextual diagnostics, and automatic generation of work orders into the customer's corporate CMMS (SAP PM integration).

Expected value of the design: move from failure detected post-breakdown to anticipation of days or weeks on critical pumps, process visibility across shifts on mobile and web, and scalability from one line to multi-line and multi-plant without re-architecture. A single major pump failure avoided (downtime plus compromised product) can pay for the entire pilot.

Application example — Industrial equipment rental company

This is an application example: the solution design worked out with a real company, presented anonymized. No achieved results are presented.

Customer: forklift and industrial equipment rental company in northern Mexico, with a fleet of about 100 units across several brands and a dual model: renting its own equipment plus maintenance programs for clients.

Challenge: invisible profitability per asset — billing lives in its ERP but isn't tied to specific forklifts, so the company doesn't know how much it earns or loses per unit. Fleet condition was tracked in Excel and on paper; each forklift's history was lost when it changed sites; preparing the maintenance documentation its anchor client requires took hours of gathering paperwork; and failures at the client's site put the contract at risk.

Proposed solution: digital NFC/QR identity on each forklift — the equipment "remembers" its life even when it changes site or client — with a mobile CMMS for the technicians: work orders with before/after photographic evidence, route-based inspections with checklists, and automatic classification of each service as revenue (rental or client service) or expense (maintenance on its own fleet) through integration with its ERP. A portal lets the end client see their equipment, its status, and its service history. The predictive phase adds a health index per unit and alerts before failure.

Expected value of the design: a profit-and-loss statement per asset (unit-by-unit profitability visibility), portable history that survives site changes, and maintenance audits that go from hours of paperwork to a scan — "if the client asks us for a forklift's history today, it takes us hours gathering paperwork; with Wertek it would be scan the code and done," in the customer's own words.

Modules: QR/NFC asset identity · CMMS/FSM · Diagnostics and monitoring.
